Two vans, two completely different businesses. One arrives because a fridge died on a Saturday and somebody needed a name in ninety seconds. The other arrives because a family spent four months deciding whether to finish the basement, and eventually chose between three contractors they had been quietly reading about the whole time. Both are home services. Almost nothing about how they get found is the same.

What changed for both is where the shortlist gets made. "Who's a good same-day appliance repair near me" and "who should I hire to finish a basement in Mississauga" now return a short list of named businesses from an assistant, not ten blue links to scroll and judge. Generative Engine Optimization is the work of being one of those names — and of knowing when you are not.

This is the vertical where we have the most published evidence on this site. Two of our four case studies are GTA home-services businesses, both publish their Search Console movement, and both publish the unflattering half: young footprints still climbing, with average positions that have not settled yet.

Two demand curves, handled separately

Emergency repair is decided in ninety seconds on proximity, availability and rating. A $60,000 renovation is decided over months on trust, portfolio and price transparency. They need different pages, different coverage and different measurement. Running one playbook across both is why most home-services SEO stalls at the brand query.

The entity before the content

One resolvable business: a single name, address format and phone number everywhere, one Google Business Profile, and licensing, insurance and warranty facts stated as machine-readable data rather than buried in a footer. An engine will not recommend a business it cannot confidently identify.

Coverage phrased the way the job is phrased

One page per service-and-area combination that has real demand — "basement renovation Mississauga", "condo bathroom renovation", "dryer repair same day" — with the service first and the location last. Not one "areas we serve" page listing thirty municipalities, which ranks for none of them.

Measured against answers, not only rankings

We track which assistants cite you and which name a competitor instead, alongside Search Console. On our renovation client, server logs confirm GPTBot, OAI-SearchBot, ClaudeBot and PerplexityBot are actively fetching the site. Retrieval is the precondition for citation, and it is observable rather than assumed.

Home services is really two businesses

Appliance repair, emergency plumbing, HVAC failures and lockouts share a demand curve that is flat until it spikes to maximum urgency. Nobody bookmarks a repair company. The washer floods the basement, the phone comes out, and the query is specific and badly punctuated: "who can fix my dryer today", "appliance repair near me same day". Whoever surfaces first takes the call, because the person has already booked someone by the time they would have scrolled to second place.

Renovation is the opposite shape. A full-home remodel, a basement conversion or a condo bathroom is a considered purchase with a months-long research phase and a shortlist of three. The searches in that phase are not "near me" at all. They are "what does a basement renovation cost in Toronto", "how long does a bathroom reno take", "what's involved in a condo renovation" — questions asked long before anyone is ready to be sold to.

That difference propagates all the way through. Ask an assistant for an emergency repairer and the answer weighs proximity, availability and review volume. Ask it which contractor to hire for a basement and the answer weighs reputation, specialism, evidence of comparable projects and how clearly the business explains its own process. The inputs overlap; the weighting does not. A single content plan serves one of these curves well and the other badly, and most home-services sites do not notice which one they picked.

What an assistant needs before it will name a contractor

Retrieval comes first, and it is the step most sites fail silently. If a page cannot be crawled quickly and rendered without JavaScript gymnastics, it is not a candidate for any answer regardless of how good the work is. On Osoba Renos we rebuilt to a fast, cleanly rendered site scoring 100/100 on Lighthouse SEO for desktop and mobile, and the server logs now show the retrieval bots behind every major answer engine fetching it: GPTBot and OAI-SearchBot for ChatGPT, ClaudeBot, PerplexityBot, plus Googlebot, Bingbot and Applebot.

Resolution comes second. An engine has to be sure which business it is looking at before it will put your name in front of someone. That means one canonical name, address and phone format published identically across your site, your Google Business Profile and every directory that carries you, plus LocalBusiness and Review structured data built from reviews you have actually earned. "Suite 4" on one listing and "#4" on another is enough to make a retriever hedge, and hedging reads as omission.

Corroboration is third and is where home services has an unusual advantage. This industry runs on facts that are checkable and that buyers explicitly ask about: licence status, WSIB coverage, liability insurance limits, warranty terms, brands serviced, whether the service call is free if you proceed. Stated plainly on the page and marked up, those are exactly the claims an assistant will repeat. Left implied, they are the claims it will decline to make on your behalf, and a hedged recommendation loses to a specific one.

What the client data actually shows

Osoba Renos & Design is a Toronto and GTA renovation contractor with a 5.0 rating across 56 Google reviews that was, in search terms, invisible outside its own brand name. Comparing the most recent three-month Search Console window against the three before it, search clicks are up 56.1%, with Semrush independently estimating organic traffic up 43% and ranking keywords up 40%. It now holds page-one positions for "basement renovation Mississauga" (5.4), "Mississauga bathroom renovation" (7.7) and "bath renovation near me" (1.5).

Valve Appliance Repair is the emergency curve. Seven weeks after the local foundation went live, Search Console showed impressions up 631% and clicks up 331% period over period, from no measurable footprint at all. Semrush put organic traffic up 98% over its own window. The honest half: average position was still in the high twenties, which is broad surfacing that had not yet converted rather than a finished result. We publish it that way on the case study too.

The most useful number on either account is the one that has not moved yet. "Condo bathroom renovation" is among Osoba's largest sources of impressions and sits at an average position of 18.8 — a high-intent query knocking on page one, with a dedicated page as the obvious next move. That is what a real home-services engagement looks like at this stage: several core services landed, brand locked at number one, and a named marquee query one push from breaking through.

Where paid media fits in a renovation funnel

Nobody sees an Instagram ad at 9pm and books a $60,000 basement by 9:05. Plenty of renovation companies run their Meta ads as though they do — one campaign, one "Get a Free Quote" button, and a cost per lead that climbs every quarter while the leads get worse.

The structure that matches the buying behaviour runs across the whole funnel rather than at the bottom of it: prospecting against completed work, because the portfolio is the product; mid-funnel against the cost, timeline and process questions homeowners are already asking; and retargeting for the quote, aimed only at people who have demonstrated they are in the research phase. Instant Forms deserve particular suspicion on high-ticket work — they optimise for the cheapest possible form fill, which on a job of this size is a different person entirely from the one you want.

Paid and organic share an asset here, which is the reason to run them together. The pages that answer pre-hire questions well enough to be quoted by an assistant are the same pages that give a mid-funnel ad somewhere worth sending traffic. Build them once. What this page will not claim

There is no guaranteed placement in an AI answer, and anyone selling one is selling something they cannot deliver. Assistant recommendations are not a purchasable slot, they vary by phrasing and by model, and they move without notice. What is controllable is whether you are retrievable, resolvable and corroborated — the three preconditions above. Everything after that is probability, and we report it as measured share of citations rather than as a position.

Two hard limits are worth naming before anyone signs anything. Without a verified Google Business Profile, no amount of content moves the map pack — that is a gate, not a difficulty. And proximity to the searcher is a ranking input you cannot buy, which caps how far a single location's listing travels no matter how clean the record is. Service-area coverage mitigates it. Nothing removes it.

We also do not write reviews, and we do not mark up reviews that do not exist. Fabricated review data can cost a domain its rankings and a business its Google Business Profile, and in a trades vertical where the rating is the product, it is a strange thing to risk. If the review count is thin, the answer is to earn more of them. No, and neither can anyone else. Assistant recommendations are not a purchasable placement, they change with how the question is phrased and which model answers it, and they move without warning. What can be controlled is whether your site is retrievable, whether your business resolves to one entity, and whether your claims are specific enough to be repeated. We measure the outcome as share of citations across a fixed panel of prompts, not as a position.

Does this work for a one-truck operation or only for larger contractors?

Size is not the constraint. The constraints are a verifiable address for a Google Business Profile, real reviews to mark up, and enough service-and-area demand to justify separate pages. A single-truck appliance repair business with a clean record and genuine reviews can be more citable than a larger competitor with three inconsistent listings and a site that renders slowly. What a small operation cannot do is outspend a national on paid, which is part of why the organic and AI-answer work matters more here.

Should a renovation company run Meta ads as well?

Usually yes, but not the way most of them are run. A high-ticket renovation is a months-long considered purchase, so a single bottom-funnel campaign pointed at a quote form produces expensive, low-quality leads.
